HOW OUR PROGRAM WORKS


Realtors working with qualified buyers will call you directly, so we give you the opportunity to control your own listing. This gives you the power to emphasize the positive qualities that exhibit your property to its best potential. Even though we are providing the exposure - you are still answering the phone, scheduling the appointments, facilitating the showings, and ultimately, negotiating the sale price. Pay only the Realtor who brings you a buyer... And pay the commission % you choose! If you sell your property without a Realtor, then you owe no commissions to anyone! And no commissions are ever owed to us! And you can cancel at anytime with no penalty.

In a typical real estate transaction, 6% of the sale price of your property is forfeited in commissions: 3% to the buying agent and 3 % to the listing agent. By using FLATFEE250.COM, we are your listing agent, but at a fixed commission of $250, not the variable 3%.

The more exposure your property receives, the faster and more likely it is to sell or rent. Put the power of the internet to work for you! The Multiple Listing Service (MLS) is the most effective tool for sellers. 90% of homes sold in the market today are sold through the MLS. Why is the MLS so effective? Because most potential home buyers working with a Realtor are serious. Whereas many who browse through the newspaper are just window shopping, comparing, and gathering figures and ideas.


THE PROCESS…

After you submit your information, photos, esign our listing agreement, and we receive your payment, your listing will be processed with 24 hours. You will receive an email notification verifying your listing, along with a link for you to view your listing. This is where you can view your listing as a Realtor would see it.  It will take 24 hours to upload into the MLS and 48-72 hours from then for Realtor.com to recognize your official listing and upload it into their database. After that, you can maintain your listing with changes as you’d like. If a change needs to be made, click on the “Manage my Listing” link on our homepage.  All changes will be processed within 24 hours.

Your number will be displayed on the MLS. As for Realtor.com, the National Association of Realtors (NAR) prohibits brokers from placing the home seller’s name and number on the listing. As a result, we place our name and number on the listing so home buyers call us directly. From there, we relay your name and number to them and they will call you directly. If we receive an email from Realtor.com regarding your property, we would simply forward the email directly to you! In other words, you are handling every and all prospective leads!

Please pay last!!

  1. Click on your style of property listed in the ADD A LISTING box on our homepage.
  2. Please fill out the form as completely as possible. The more detailed your description is on the MLS and Realtor.com, the less phone calls you will have to answer for just one simple question. If your listing is complete, all the calls you receive will be from prospective buyers and Realtors that are truly interested in your property.
  3. Print the listing form for your records.
  4. The next page will allow you submit up to 8 photos.
  5. Once your photos have been submitted, the listing agreement will come up. Please fill in the required fields.
  6. After you complete the Listing Agreement, you will be brought to our payment page. This is where, if you so choose, you can add a Realtor.com Enhancement, make your property visible in multiple MLS’s, purchase a lockbox, personalized FSBO sign (same day shipping!), or make your property a Rental as well as a FSBO. We accept all major credit cards through Paypal or you can mail us a check.

    You can also mail your photos to us, whether they are on photo paper or on a CD. We’ll scan them and upload them for you!!
